Commercial Real Estate Appraisal

The Dohring Group was founded in 1992 by Brenda Dohring Hicks MAI and Jeff Hicks MAI.  Our staff are all State Certified General Appraisers by the State of Florida.  We provide commercial real estate appraisals in the Tampa Bay area.  Other services include expert witness testimony, tax appeal, replacement cost new studies for insurance purposes, market studies, eminent domain valuations and general consultation services.

Purpose of the Appraisal

We offer commercial real estate appraisals for many different circumstances including bank loan approval, determining market value for sellers and buyers, insurance companies, law firms, government agencies, partnerships, divorce, estate, foreclosures, tax appeal and IRS purposes.

Areas of Expertise

The Dohring Group provides commercial real estate appraisals in the general Tampa Bay Metropolitan Statistical Area (MSA).  We specifically cover Hillsborough, Pinellas, Pasco, Hernando, Citrus, Polk, Manatee and Sarasota counties.  We have expertise in appraising office buildings, shopping centers, hotels, industrial, apartment complexes, convenience stores, single-family subdivisions, special purpose properties such as churches and car washes as well as vacant land.

Expert Witness Testimony

When it comes to expert witness testimony in commercial real estate, the bottom line is credibility and communication skills.  The ability to describe complex commercial real estate jargon in simple terms to laypeople is critical to the success of the appraiser as expert witness.  We are very effective in depositions and court cases often leading to successful conclusions.

Tax Appeal

We represent property owners fighting their assessment with various County Property Appraiser’s in the Tampa Bay area.  Brenda Dohring Hicks MAI has in the past served as Special Master in tax appeal hearings that takes testimony and makes recommendations to the adjustment board.  Jeff Hicks MAI has presented numerous tax appeal cases for various commercial properties, including shopping centers and office buildings.

Replacement Cost New Studies for Insurance Purposes

Insurance agents, property owners and associations often contact us when they require replacement cost new studies for commercial properties, including large condominium projects.  This typically involves estimating the cost of replacement cost new of the structure only, excluding certain components including land value, site work, etc.  We typically utilize Marshall and Swift Cost Valuation as our source of cost data.

Market Study

A recent example of the market studies we perform is a large mixed-use project in downtown Tampa.  We determined the building pads’ anticipated uses, density, value and development window timeframe.  This research included extensive analysis of hotel, office, multifamily (affordable and market rate) and retail trends.  The analysis includes a wide-range of demographic, construction costs, occupancy, building permit trends and construction pipeline considerations.

Eminent Domain Valuations

We typically work with government entities including various city, county and state agencies on eminent domain valuation assignments.  In addition, we represent property owners and eminent domain cases which range from straightforward land acquisitions to more complex damage studies.  Expert testimony is sometimes required.
